You clean both sides of the window, but the cloudy or hazy appearance is still there.

If the glass looks foggy no matter how much you clean it, the moisture may actually be trapped between the panes. This is different from ordinary condensation that forms on the surface of a window. In a double- or triple-pane window, fog between the panes often indicates that the seal around the insulated glass unit is no longer keeping moisture out as intended.

For North Jersey homeowners, the next question is whether the problem is limited to the insulated glass or whether the condition of the window as a whole also needs to be considered.

Is the Fog Really Between the Window Panes?

Not all window condensation means the same thing.

Moisture on the inside surface of a window usually forms when warm, humid indoor air meets cooler glass. Because that moisture is on the room-facing surface, you can typically wipe it away from inside your home.

Condensation can also develop on the outside surface of the glass under certain temperature and humidity conditions. Because that moisture is on the exterior surface, it can also be wiped away and does not, by itself, indicate a failed insulated-glass seal.

Condensation between window panes is different. If you wipe the interior and exterior glass but the cloudy or hazy appearance remains, the moisture is likely inside the insulated glass unit rather than on an accessible surface.

That distinction matters because lowering indoor humidity can help with interior condensation, but it will not correct a failed seal within an insulated glass unit.

Why Do Windows Get Foggy Between the Panes?

Double- and triple-pane windows typically use an insulated glass unit, or IGU.

Instead of one sheet of glass, an IGU consists of multiple panes separated by a spacer and sealed around the edges. The space between those panes helps reduce heat transfer and may contain an insulating gas such as argon.

For the insulated glass unit to perform as designed, the sealed space between the panes needs to remain intact.

When the seal around the glass unit deteriorates or fails, moisture can enter the space between the panes. If the unit contains insulating gas, that gas can also escape. As temperatures change, moisture within the space can condense on the glass, creating the cloudy or foggy appearance homeowners notice.

Sometimes the fog remains visible for long periods. Other times, it seems to appear and disappear as outdoor temperatures and conditions change.

Either way, if the moisture is truly between the panes, cleaning the glass will not remove it because the problem is occurring inside the sealed unit.

What Causes a Window Seal to Fail?

There is not always one identifiable event that causes a window seal to fail.

Normal aging is one factor. Window seals and other components are exposed to years of changing temperatures and environmental conditions.

In Northern New Jersey, windows are exposed to cold winters and hot, humid summers. As window components repeatedly heat, cool, expand, and contract through seasonal temperature changes, the sealed glass assembly must accommodate that movement over time.

Installation can also affect how a window performs over time. If a window is not installed square, level, and properly supported in the opening, added strain on the window assembly can affect how its components perform.

Physical damage to the glass or insulated glass unit can compromise the assembly as well. In some cases, a manufacturing defect can result in a seal failing earlier than expected.

Fogging alone usually cannot tell you exactly why the seal failed, but it does indicate that the insulated glass unit should be evaluated.

Does Fog Between the Panes Affect the Window?

Foggy windows between the panes affect more than the appearance of the glass.

The space between the panes was designed to remain sealed. Once moisture enters that space, the insulated glass unit no longer maintains that sealed environment as originally intended. If the unit contains insulating gas, that gas can escape when the seal fails, which reduces the glass unit's insulating performance.

A single window with fog between the panes does not necessarily indicate a broader problem throughout the home. It does, however, show that the affected insulated glass unit is no longer maintaining its sealed condition as intended.

The age of the window, condition of the frame, operation of the sash, presence of drafts or signs of water intrusion around the opening, and whether other windows are developing similar problems can all help determine whether the glass unit, sash, or entire window needs attention.

Do Foggy Windows Need to Be Replaced?

Not necessarily.

A failed insulated glass unit does not automatically mean the entire window needs to be replaced.

Depending on the window's design and condition, it may be possible to replace the insulated glass unit while leaving a sound frame in place. Some window systems also allow the sash containing the failed glass unit to be replaced. These options may make sense when the rest of the window operates properly and the frame and surrounding assembly remain in good condition.

If the windows are relatively new, check the manufacturer's warranty as well. Some manufacturers provide coverage for certain types of insulated-glass or seal failures, although coverage and warranty periods vary by product.

The appropriate solution depends on whether the problem is limited to the insulated glass unit or involves other parts of the window as well.

When Does Full Window Replacement Make More Sense?

Fogging is one factor to consider, but the overall condition and performance of the window should guide the replacement decision.

Full replacement may be worth considering when the window has additional problems, such as:

  • repeated staining, dampness, or water entering around the window opening
  • difficulty opening, closing, or locking
  • noticeable drafts around the window
  • rotting, soft, cracked, or otherwise deteriorated frame materials
  • several aging windows developing similar issues

The age of a window is only one factor in deciding whether replacement makes sense. Its overall condition, operation, and performance are more important. Two windows of the same age can have very different levels of deterioration and may require different solutions.

That is why the entire window should be evaluated rather than making a replacement decision based on foggy glass alone.

What Should You Do About a Foggy Window?

If moisture remains between the panes after you have cleaned both accessible glass surfaces, the next step is to determine whether the issue is limited to the insulated glass unit or whether the frame, sash, or surrounding window assembly also has problems.
